On Sunday morning, March 25th at 9:30am, I listed this home for sale. 7 hours later at 4:30pm I had a fully agreeable contract in my hand for 99% of the asking price. The seller was very happy! The 2-3 weeks prior to listing the house for sale was where the critical work came in. We really focused on a finding that competitive price and creating a custom marketing plan for the home. Also, the seller’s did every single item that I recommended that they do in order to really make this house speak to the buyers. And yes, that included spending some money. Spend a little bit of money up front and chances are you will get more for your house, be on the market for a lower amount of days, and thus less of an inconvenience to you and your family.

P.S. – I had never sold a house in this subdivision (or city!) prior to listing this home. When considering an agent, it’s not hiring a “local” realtor that is important. It’s hiring one that treats his or her profession like a career, not just a job. I know how to execute and deliver results…. the area of the house does not matter. Believe me… I have sold 3 homes from 300 miles away in the last 12 months. They were listings in Houston and all of them were under contract in less than 30 days!
