North Texas Home Sales Take a Dip in January

Well apparently during this rough winter of unpredictable weather, our North Texas home sales took a bit of a dip in the month of January.  The weather delayed closings and made it difficult for potential buyers to get out and look at the available homes for sale.

The average days on the market has been drastically reduced as well.  Many home owners that have their home on the market for sale are surprised at how quickly they are able to get a solid contract on their home and how much of their list price they are able to obtain!

So obviously this means that Sold prices on homes right now are higher, including a higher price per square foot.  Not only that, but it’s worthwhile to note the unusually better terms in the contracts for sellers.  What I mean by this is that buyers are putting up more earnest money to try to make their offer look stronger to sellers.  Many are also removing the customary seller paid home warranty, or the buyers are even paying more money to the seller for the buyers inspection period!  How great is this all you seller’s out there?!

In addition, when determining value on a home and in efforts to know what to offer, buyers used to look at the past 6 months of sold homes (just as appraisers do).  This is becoming less effective because in a forward moving, highly appreciating market, almost each sale is selling higher and higher above the old comparisons. Thus we need to look forward and not backwards and buyers (and appraisers) are recognizing this!

Sometimes they are even selling much, much higher. In a recent listing in Coppell, 9 offers were received within 48 hours of the house being listed. Guess what?  It sold above list price! Talk about some happy sellers!  So as these results show, if the home is conditioned well, priced right and marketed right, getting 98%-103% of list price is not uncommon in today’s market!

Del Frisco’s Grille Now Open in Southlake

It is always exciting when a new restaurant pops up in town, and there’s a great new hot spot to check out right in the heart of the metroplex. Del Frisco’s Grille is now open in Southlake, TX.

This location is considered the “home” location for the Del Frisco’s Restaurant Group, which owns and operates three contemporary, high-end, complementary restaurant concepts and is based out of Southlake.

The food is unique, and they feature over 500 wine selections. Their menu selections are vast and range from a weekend brunch of Red Velvet Belgian Waffles or Crabcake Benedict, paired with White Sangria or a Build-Your-Own Bloody Mary to a weekday lunch of Sole Francese or a Lamb Burger. Their dinner choices include Chopped Chicken Caesar Salad, Filet Mignon, and Wild Mushroom Flatbreads. The meal can be finished off with Nutella Bread Pudding or The Adult Milkshake.

This is upscale dining at a comfortable and trendy location. You can even make reservations online for a special night out for Valentine’s Day, anniversaries, birthdays, or a fun and delicious night out with friends.
