So obviously this means that Sold prices on homes right now are higher, including a higher price per square foot. Not only that, but it’s worthwhile to note the unusually better terms in the contracts for sellers. What I mean by this is that buyers are putting up more earnest money to try to make their offer look stronger to sellers. Many are also removing the customary seller paid home warranty, or the buyers are even paying more money to the seller for the buyers inspection period! How great is this all you seller’s out there?!
In addition, when determining value on a home and in efforts to know what to offer, buyers used to look at the past 6 months of sold homes (just as appraisers do). This is becoming less effective because in a forward moving, highly appreciating market, almost each sale is selling higher and higher above the old comparisons. Thus we need to look forward and not backwards and buyers (and appraisers) are recognizing this!
Sometimes they are even selling much, much higher. In a recent listing in Coppell, 9 offers were received within 48 hours of the house being listed. Guess what? It sold above list price! Talk about some happy sellers! So as these results show, if the home is conditioned well, priced right and marketed right, getting 98%-103% of list price is not uncommon in today’s market!
